Regardless of the scale of the development and the upfront funds/equity, each project will require finance to fund the entirety of the project. Prior to commencement of our partnership, we will need to determine your serviceability and borrowing capacity. If you already have a pre-approval in place, you are well on your way. But in anycase, during this phase we involve our finance brokers to determine the best finance structure for the project. Our brokers work with Australia’s biggest banks as well as a range of specialist lenders.

Every Adroit project undergoes a project feasibility study during the site selection phase. This feasibility study is not limited to identifying the profitability of the project, but rather forms the basis of the initiation, planning, execution and control of the project. The feasibility study will comprehensively scrutinise the suitability of the project and assess all of the following aspects and more:

  • Site analysis – locality, zoning, site attributes and constraints
  • Timeline forecasting – estimated project duration
  • Target market analysis - demographic research of demand, potential purchase and rental yield
  • Cost & cashflow analysis – determine all costs associated with the project and expected time of incurrence
  • Sales history – research of comparable sales to inform optimum build size and avoidance of over-capitalisation

The due diligence undertaken in the last phase forms the basis of progression in this phase. Upon confirming the viability and profitability of the project, Adroit will determine the appropriate strategy for negotiation to secure the property, for the best possible price and terms. During the site acquisition phase, Our legal experts will establish all required legal structures and trusts in addition to preparing all associated stakeholder agreements. Development of a detailed programme will precede selection of the most appropriate resources for use on each particular project, followed by expert project management of all subsequent project activities.

Sales and Project Completion

On time and on budget delivery of a project is often referred to as the key attributes of a successful project. However, in our eyes this is only half the story; as ultimately the project’s success is reliant on the sales (or rental yields) achieved.
Accompanied with every Adroit project is a targeted marketing plan and materials that are meticulously developed to maximise returns on each individual property. Adroit will appoint and assist an appropriate realestate agent whose expertise of the locality and reputation is synonymous with the quality of our projects.
Project closure will occur shortly after successful settlement of all sold properties.
